Question: We need all the money we can get to buy our new home, the market's been slow, won't you reduce your commission?
Competing agent's response: Would you allow your boss to decrease your salary to build brand new deck? Of course you wouldn't. I need the extra money to sell your home more quickly, I can't afford to do it otherwise. If you don't pay me more money your home will stay on the market longer.
Our response: If you, the homeowner, is paid a salary... that number is fixed, no matter how hard you work you are paid the same (unfortunately). However, real estate works differently. We sell many more homes than the average agent (over 120 per year) and we have streamlined our marketing and business processes. As a result we simply pass the savings on to you (happy clients refer business and we all win!).
You shouldn't have to pay for the new deck and you shouldn't have to pay more to sell your home. Someone else's inefficiency shouldn't cost you money.

Question: Times have changed, everything is less expensive... shouldn't you be?
Competing agent's response: Actually with the advent of new technologies it costs more to keep up and offer sophisticated services.
Our response:
The other agent is right... times have changed!
However, new technologies do not make things more expensive, they make them less expensive. If that were not the case PC's, email and the Internet would not exist - or would only be available to the very rich.
If new technology is raising the other agents costs then they are not using the technology correctly to enhance their services. Anyone can have a website... but does it work? Ours does, just ask how.

Question: I have found other agents that charge less. Will you charge less?
Competing agent's response: You get what you pay for. History has shown that agents that charge less offer less services.
Our response: Just like any department store, online vendor, restaurant or quick-mart - we have increased our volume, efficiency, technology and as a result have decreased our internal costs... therefore we charge less... it's only fair (do unto others!).
Prices decreasing over time are a natural progression of competitive businesses. We must give more for less or end up extinct.

Question: Why would an agent reduce their commission in the first place?
Competing agent's response: Some agents will reduce their commission just to get the listing.
Our response: Unfortunately this is true in some cases. Again, it's all about numbers... agents that sell 6 homes a year (the Johnson County average) can't afford to lose business and eventually become desperate. Those agents are a real example of 'discount agents' - they haven't streamlined and adopted the technology and support that allows them to charge less and still provide full service - we have! Desperate agents will even overprice your listing just to get your business (we call that "Buying a Listing").
We are not the average agent, we do plenty of business... in our case the commission reduction is a direct result of our abilities to sell more properties and to treat our clients fairly. We do not overcharge our clients or "Buy Listings" - we sell them.

Question: Why should I sign a long term agreement, what if I don't like your services?
Competing agent's response: We need the opportunity to properly expose your home to the market so we require a longer listing period. (Even better - my broker made me do it!)
Our response: It is very true that proper exposure is a major part of the home selling process... but so is the relationship between the seller and their agent. We are so confident in our abilities that we offer you a 100% satisfaction guarantee. You can cancel your agreement with us at any time so long as the property has not gone under contract, or an offer is being negotiated.
Oh yeah... the part about 'the broker made me do it' - This is true for many companies and agents - unless you have enough influence to say otherwise. We have earned that right and you will benefit because of it!
